Commonly asked questions about Garden Rooms


 

Do you need planning permission for a garden room?

Most garden rooms don’t require planning permission along as they adhere to certain rules.

Here are examples of the main ones:

  1. The total area of all extensions and outbuildings - including your proposed garden room - must not cover more than 50% of the total area of land around your house.
  2. It is single storey and less than 3 metres high (4 metres with a dual-pitched roof). If it’s within 2 metres of your boundary, the maximum height is 2.5 metres.
  3. The eaves are no more than 2.5 metres above ground level.
  4. It isn’t self-contained living accommodation.
  5. Your garden room or log cabin isn't in front of your home.

What foundations do you use?

Depending on usage, our preferred method is to use ground screws. Although this method makes the building slightly higher than using a concrete slab, its far less labour intensive and provides a great way to introduce insulation in the floor and keeps the whole structure away from ground level which also reduces risk of damp.

How much does a garden room cost?

What roof covering do you use?

We use EPDM rubber roofing system for our garden rooms, purchased in the exact size to suit your roof, meaning no joints required and a proven track record of over 50 years of service life.

Can you supply power to our new garden room too?

We sure can, If you already have an electrical supply to an existing shed/garden room we can make sure this is a suitable supply for your new building. Alternatively, if you have no electric and need a new electrical supply to feed your garden room we can assist in making sure a sufficient enough supply is installed to power your new garden room.

Outbuilding, Akenham

After completing a few smaller jobs for this customer in previous years, we had the pleasure of building a large outbuilding used for their business providing adult day care. This consisted of an office, social room, large kitchen area and two toilets.

Garden Room, Stonham Aspal

Built to the same angles of the fence line to maximise internal space, this custom built garden room has given the customers a space they can use all year round.

This garden room is fully insulated, has double glazed windows and doors, electric heaters and is finished in Hardie-plank cladding to match the house.
